action the day you move in. We also guarantee that fittings and appliances
have been installed according to manufacturers instructions.
Rules
and regulations
By
going the LifeSpace way, you will be sparing yourself a tangle of red
tape. Your Project Manager will manage the
building consent process for you, and report back as progress is made.
Because fees vary from place to place, the cost of permits and specialist
permit advice (for complicated jobs), is additional to the fixed price
quote.
Even
though your Project Manager is on the case, it is a good idea to acquaint
yourself with the detail. For more details on council
requirements check out the your region's council.
Covenants
A
covenant is a legal requirement - you have to do what it says. Covenants
may be set by your council or land developer.
Types
of Covenant

Height restrictions, To preserve views and/or protect from flooding.
- Minimum
cost of building. To ensure a certain standard of home.
- Minimum
floor area. To ensure a certain standard of home.
- Types
of building materials. To preserve character or ensure a certain standard
of home.
- Vendor
approval. Vendor approves house plans before building starts.
Building
Consent
There's
no avoiding building consents. Having one means all the necessary checks
of your house have been made and meet the standard set out by local
laws.

Apply for a PIM (Project Information Memorandum) before or at the
same time as applying for a Building Consent.

Remember that illegal work is subject to heavy fines.

The cost of building consents vary, depending on where you live. For
a standard dwelling expect to pay anywhere between $1,500 and $5,000.
Other
items to apply for

Footpath Crossing. If a footpath crossing has been provided by the
subdivider, it can be built by the Territorial Authority or you can
do it yourself.

Water supply. If not already in place, you need to apply for a water
meter and mains connections.

Resource consent. This is required in circumstances where there is
special zoning, where your building doesn't comply with town planning
requirements.

Power supply. Mains or generator.

Communications. Telephone connections.
Building
Inspections
Your council inspects your construction throughout your project. The
following are the different stages of inspection.

Siting inspection. Ensure boundaries are defined and the house is
correctly positioned.

Foundation inspection. Made when reinforcing is in place and the thickness
of the floor is correct.

Pre-lining inspection. Checking the steel is in place and the thickness
of the floor is correct.

Pre-lining inspection. Made after insulation is in place and before
the fixing of the exterior wall lining.

Final inspection. Made before you move in.

Plumbing, drainage and installation inspections. A series of inspections
throughout the building process.

Code Compliance Certificate. This is a certificate from your council
(or a private Building Certifier) which states that the project is
completed and at that time complied with all the requirements of the
Building Consent.
